Eastbourne College has listed the 11.6-acre St Andrew's Prep School site in Meads for sale, following a strategic asset allocation review to consolidate its operations onto its main campus.

Following a strategic asset allocation review to consolidate its operations onto its main campus. Property consultancy Vail Williams has been appointed to market the landmark educational site on a freehold basis, with the price available on application. The school is set to relocate to the main college campus on Old Wish Road, with vacant possession of the Meads Street site expected by early 2029.

The emerging Eastbourne Local Plan already allocates the plot for around 100 dwellings. Planning engagement is underway to unlock up to 165,000 sq ft of residential space through two main masterplan options:

The site offers two primary masterplan approaches: Option 1 includes a 65-bed care home alongside 105 residential units (44 new houses, 25 new flats, and 36 conversion flats). Option 2 proposes a residential-only scheme delivering 151 units (46 new houses, 69 new flats across three blocks, and 36 conversion flats). Both options retain key Victorian and Edwardian structures while providing community buildings, gardens, and play areas.

Key Details of the Site

  • Infrastructure & Features: Spanning 95,000 sq ft of existing buildings—including teaching spaces, boarding facilities, a chapel, sports hall, and pool—the site benefits from multiple access points and undeveloped land.
  • Nursery Provision: A self-contained children's day nursery operates near Meads Street; Eastbourne College plans to retain it initially, though inclusion in the sale remains negotiable for the right proposal.
